San Francisco and the Bay Area have been blessed with relatively mild climate conditions. Even though we may have an incredible number of microclimates, we never experience extremes in weather. As a result, many of our residential and commercial buildings are constructed with flat or low-sloped roofing systems since we don’t really need pitched roofs to protect us from snow or a great deal of rain. What’s more low sloped roofs are more cost effective since they don’t require a high degree of specialized carpentry as in the case of pitched roofs. Decades of Proven Effectiveness
Studies conducted by Dr. Dean Kashiwagi, and Dr. Renee Dupuis, between 1983 and 1996, on the performance of hundreds of SPF roofing systems across the U.S., has shown that these roofing systems are extremely sustainable. Both researchers found that the physical properties of SPF do not diminish over time and that more than 70% of the roofs were installed over existing roofing systems which did not have to be removed, therefore installation costs were lower and the time need to intall the new SPF roofs was much shorter. Kashiwagi found that 97.6% of roofs which were over 25 years old did not leak and 93% had less than one percent deterioration! These statistics are even more impressive when we take into consideration that 55% of those roofs were never maintained.
As mentioned in previous articles (1,2) in 1974, the experts at the Physical Plant Department of Texas A&M Laboratories investigated SPF roofing systems as an alternative to tar and gravel built-up roofing (BUR). After their investigation, they reroofed several buildings on the Texas A&M campus with SPF roofing. The Davis-Gary dorm was one of the first building reroofed with SPF. After decades of only minimal maintenance, the building has not experienced any leaks. Texas A&M was so satisfied with SPF roofing that over 90% of the 10 million square feet of roofs at their campus are protected with SPF roofing. Further research at the University found that the savings in energy costs over a period of 4.5 years can pay for the cost of your SPF roof installation.
